Plumbing installation in a new build means that in a shell finish apartment the developer has already left the water and drain outlets, but there are no fixtures yet. We first check that the outlets are where your chosen fixtures need them, and then install the toilet, sinks, shower or bath, mixer taps and washing machine. If the tiling is finished and all the fixtures are on site, the plumbing for one bathroom and kitchen can usually be installed in one visit. We agree the price before the work starts.

Shell finish means something different for every developer. In one development the bathroom has only pipes with caps, in another a toilet frame and a shower floor drain are already built in. So the first step is to read in the purchase agreement or the handover certificate exactly what has been handed over and what is left to the buyer.
The developer's outlets are placed according to the building design, not according to your furniture and fixture layout. If the vanity unit is wider or you want the shower in another corner, the outlets are moved before tiling. That is a separate job: plumbing rough-in.
The developer's warranty usually covers what the developer built: the pipes in the walls and floor, the risers, the inlet with its valves and the manifold, if there is one. The exact terms and periods are set by your contract with the developer, not by the plumber.
The line runs at the end of the outlet. Everything in the wall up to the outlet is the developer's work, while the fixture, its supply, the trap and the shut-off valve are installation work. That is why the outlets are checked and photographed before the fixtures are connected: later it is clear what condition they were in.
If the developer's pipes or outlets are rebuilt, the developer may refuse responsibility for that part. Before moving outlets it is worth rereading the contract and, if in doubt, asking the developer in writing.
Plan and list of fixtures
We find out what was handed over in shell finish, which fixtures you have chosen and where they will go.
Checking the outlets
The positions and heights of the outlets are compared with the fixture instructions, and we check that the drains are free of mortar and debris and that the valves close.
Water and leaks
The water is turned on and the outlets and visible joints are checked for leaks. Any problem is recorded with photos, and you report it to the developer before the work starts.
Bathroom fixtures
The toilet or the toilet bowl on its frame, the sink with its trap, the shower, bath or glass screen and the mixer taps are installed.
Kitchen and appliances
The kitchen sink, dishwasher and washing machine are connected to their own valves and trap.
Final check
All taps are opened, the drains and joints are checked under pressure, and we show you where the shut-off valves are.
If you are completely replanning the bathroom in the new apartment, see the order of work on the bathroom plumbing page.
There is no single package price for a new build, because apartments differ a lot: one has a single bathroom with a shower, another has two bathrooms with wall-hung toilets. We build the price fixture by fixture from your list and agree it before the work starts. It depends on:
The price does not include the fixtures and mixer taps themselves, tiling and waterproofing, or assembly of the vanity unit or kitchen furniture unless agreed. Moving outlets or building new ones costs from €40 per point. Pages for individual fixtures: toilet installation, shower cabin installation, washing machine and dishwasher connection. You can see all jobs on the plumbing services page.
